  • First real estate offer?

    I just got my license a few weeks ago and my client wants to put an offer on a house. The house is 475,000 and they are willing to offer 460,000. 1) what are the chances the owner will accept that. 2) my buyer doesn't want to pay more then 465,000. Should I start with a first offer of 455,000 and hopefully find a nice median?

    Here is a list I found of the symptoms of a brain tumor. I have some of these symptoms and was wondering once a tumor (if present) are these symptoms such as nausea, headaches and blurred vision constant once a tumor is there. Or can they come and go?

  • How to break up with my gf of 5 years?

    I've been in a relationship for 5 years now. I'm 28 she's 27, and I know it's over but I can't find the courage to end it. I'm not saying I'm this amazing guy who she will leap from a tower if I leave her. It's just I had girls leave me and it sucks! But I know it's over and that If I force myself to stay we might end up getting married just going with the motions of a relationship and then I'll possibly hurt her two years later by cheating or something else. I love this girl to death and don't want to hurt her, but I'm not in love anymore and don't feel it's fair to either of us to stay in a relationship I feel is over. It will just hinder both her and I from possibly meeting "the one" and knowing whole heartedly at least from my pov we aren't each others "ones" why stay when I'm not happy. We live 2 hours apart so seeing each other is hard and I want to do it in person but feel prolonging the inevitable is worse then just calling her. So how would you recommend I go about it?

  • should I get a design or utility patent?

    I am a bit confused as to what exactly is the difference between the two types of patents. For example lets say I wanted to make a refridgerator that has a shelf on the side of the refridgerator that is used for holding items. Would that extra shelf being added to the fridge be considered a utility patent or a design patent? I am confused a bit because I am not inventing the fridge, I am just adding to it.

    Let's say I wanted to invent a new type of swimming pool that was able to change depth based on the persons preference. If I wanted patent such an idea would I need to use an actual pool of usable size to demonstrate it to patent. Or could I use a smaller to scale model to patent it with it being the same process an idea behind it.

    I have an idea but don't have the know how to make it electronically. Can I make a crude model out of wood with the functions and reasoning behind it and patent that without fear of someone coming along and making (patenting) their own electronic one?     A friend (realtor) works for remax, I work for century 21(new Realtor). He is a busy Realtor and doesn't like to let clients go without making money. He has been getting a lot of leads from zillow and wants to give them to me for a referral fee. Do agents in different companies give referrals to other agencies? Since all are zillow leads for him can he refer them to me then I give him his referral fee if a deal is done?
